Bryan Hedges has taken the National Association of REALTORS One America pledge, and it describes how he has run Realty Executives - Hedges Real Estate since 1993: every client is an individual, every neighborhood is open to you, and the goal is the home you choose.

A philosophy of inclusion

Lawrence is a university town, a state capital region commuter town, a retirement town and a first job town all at once. Families of every size and shape, students from every country, veterans, people of every faith, people with disabilities, and people who are the first in their family to own a home all live on the same streets. Bryan believes that mix is exactly what makes Lawrence worth living in, and that a real estate office should look like the community it serves.

The Fair Housing Declaration

Alongside the One America Principles, Bryan has signed the National Association of REALTORS Fair Housing Declaration. It is the working standard for Realty Executives - Hedges Real Estate and for Location Properties, and every agent and property manager on the team is held to it. Bryan agrees to:

Provide equal professional service without regard to the race, color, religion, gender (sex), disability (handicap), familial status, national origin, sexual orientation, or gender identity of any prospective client, customer, or of the residents of any community.
Keep informed about fair housing law and practices, improving my clients' and customers' opportunities and my business.
Develop advertising that indicates that everyone is welcome, and no one is excluded, expanding my client's and customer's opportunities to see, buy, or lease property.
Inform my clients and customers about their rights and responsibilities under the fair housing laws by providing brochures and other information.
Document my efforts to provide professional service, which will assist me in becoming a more responsive and successful REALTOR.
Refuse to tolerate non-compliance.
Learn about those who are different from me and celebrate those differences.
Take a positive approach to fair housing practices and aspire to follow the spirit as well as the letter of the law.

First time buyer or tenth home, a starter condo or a lake house, cash or a housing voucher: you get the same showings, the same market data, the same negotiating effort and the same follow through.

Communication that works for you

Text, email, phone or in person, in whatever language you are most comfortable in. If we do not share a language, Bryan will arrange an interpreter. Documents can be provided in large print or other formats on request.

Accommodations, no awkwardness

Need a ground floor showing, extra time, a service animal along, or a quiet walk through? Just say so. Bryan would rather adjust than have you skip a home you might love.

The same standard when you rent

Through Location Properties, Bryan applies the same principles to renters and rental owners: written screening criteria applied to every applicant, housing vouchers and other rental assistance counted as income, and reasonable accommodations handled as a normal part of leasing.

Your fair housing rights

The federal Fair Housing Act protects you from discrimination in housing based on race, color, religion, national origin, sex, familial status and disability. Kansas law adds ancestry, and the City of Lawrence adds sexual orientation, gender identity and age. If you ever feel those rights were not honored, by anyone, these are the offices that can help:
