Announced, but not open for tours
A Coming Soon home has a signed listing agreement and is officially on its way to market. The seller is preparing the home, and showings are not allowed yet - not for anyone, including the listing agent's own buyers.
The Begin Showing Date is firm
Every Coming Soon listing must carry a seller-authorized Begin Showing Date. Showings may start on that date and not a moment before; the associations back the rule with a $1,000 fine. The listing converts to Active automatically that morning.
Book your appointment ahead of time
Showing calendars accept appointments for the Begin Showing Date and later, so Bryan can put you on the schedule as soon as a home catches your eye. Buyers who wait until the listing goes active are often behind the ones who planned ahead.
The date can move, and offers can happen early
Sellers may authorize a date change, and every Coming Soon listing carries this disclaimer: sight unseen offers may be accepted, and the showing start date is subject to change. Bryan watches both for you - if the date moves or the seller signals an early sale, you hear about it right away.
